In 2002, the principals of Gemini assumed the flagging redevelopment of the Vail
Mountain Lodge & Spa and integrated a challenging condominium development scenario
within a re-positioning and re-development of the existing hotel. Through insightful
guidance, they defined a “healthy-chic” theme, which encompassed the renowned Terra
Bistro restaurant concept, and defined the Spa’s remodel. Through an innovative
whole and fractional ownership program, the Lodge grossed $33 million in real estate
sales through sell-out in 2005. In 2008, this property was one of only two Vail
hotels on the Conde Nast Traveler’s International Gold List, and one of only two
properties state-wide to be nominated for the Conde Nast Johansen’s “Most Excellent
Lodge” award. Recently, the Vail Mountain Lodge & Spa was designated one of the
top 50 North American Ski Hotels by Conde Nast Traveler.

Solaris will be a new benchmark by which condominium resorts will be judged in the
future. Solaris, scheduled to open in 2010, promises to be the most luxurious condominium/retail
resort in the heart of Vail Village. Boasting 77 condominium residences and 70,000
sq. ft. of deluxe retail space, it will include three movie theaters, restaurant
space, as well as a bowling alley. Gemini has participated in the property’s planning
and design to integrate a level of service to equal the grandeur of the residences
and amenities.

After 20 years of meticulously managing the Lodge Tower, Gemini’s affiliate, American
Hospitality guided the redevelopment and expansion of this respected, slope-side
property. They coordinated a design program, negotiated new amenities, coordinated
and acted as Owner’s Construction Representative to complete the $6.5MM project.
The end result is higher rental income and owner satisfaction in an iconic condominium
resort property.
Crested Butte, Colorado
With 19 fractional residences, a 6,000 sq. ft. spa, and 20,000 sq. ft. of high-end
retail and restaurant space, Sixth Street Station will be the first property of
it’s kind in “Old Town” Crested Butte. Gemini has been integrally involved in the
development of the fractional ownership and use plan, has guided the acquisition
of the Colorado State registration approval, and worked closely with the town of
Crested Butte to complete the project entitlements. Gemini went he extra mile by
attending Town Council meetings to educate council members about the benefits of
Fractional Ownership programs. This unique project is scheduled for occupancy in
2011.
Costa Rica
Located at Playa Flamingo in the Guanacaste region, and within a few meters of a
planned $92MM marina, this full service condominium resort promises to set a new
standard for service and amenities in Costa Rica. Alegria’s owners realized that
in order to attract a North American audience, they needed a management program
to satisfy this demanding traveler. Gemini has assisted Alegria in planning a unique
condominium resort property with the services, amenities, panache, and image, which
attracts and satisfies not only American and Canadian guests, but Europeans as well.
Scheduled to open in 2010, Gemini will guide the developers in bringing this rare
seaside resort from vision to successful reality.
